Jharkhand government will give a big gift, about seven lakh urban population will be benefited

The Jharkhand Urban Development and Housing Department has prepared a draft plan to regularize unauthorized residential buildings in cities, which is likely to benefit at least seven lakh urbanites in the state. According to officials, there is a plan to regularize those urban houses, which would have been constructed before December 31, 2019. This initiative of the state government is also likely to provide huge relief to the owners of unauthorized non-residential buildings. To make this scheme easy and effective, the department has invited suggestions and feedback from the people for a month.

There were about 40,000 unauthorized houses in Ranchi itself.
In a statement issued by the Urban Development Department, it has been said that ‘Chief Minister Hemant Soren has approved ‘Plan-2022’ to regularize unauthorized residential buildings in urban areas. Under this, the process of giving relief to the people will be started soon. Earlier, under the Urban Areas Act, 2011 also, the government had taken initiative to regularize such buildings by fixing some fees. But, later the government has decided to provide a simpler system to give relief to the people. According to an earlier survey of Ranchi Municipal Corporation, out of 1.96 lakh houses in the state capital, only 40,000 houses were authorized.

Estimate of about 7 lakh unauthorized constructions
According to the rough estimates of the Urban Development Department, the number of unauthorized constructions in the state would be close to 7 lakh. But, many questions were being raised on the earlier system. Therefore, the state government felt that there is a need to take a fresh initiative keeping in mind the convenience of the people. It is obvious that lakhs of people in the state are going to be benefited by the direction in which the Soren government is moving forward.

Height of buildings should be up to 15 meters
The plan being prepared by the Government of Jharkhand has been authorized under Section 590 (1) as well as Section 434 of the Jharkhand Municipal Act 2011. Under this scheme, residential and non-residential buildings constructed before December 31, 2019 will be regularised. Under the proposed plan, the height of the building can be up to 15 meters, but the structure should be only ground floor+3 floors (G+3).

Separate charges have been proposed for residential and non-residential buildings. The fee for regularization of residential buildings in Nagar Panchayat area is proposed to be kept at Rs 50 per square meter and Rs 75 per square meter for non-residential buildings. Whereas, in the Municipal Council area, this fee has been kept at Rs 75 per square meter for residential buildings and Rs 100 per square meter for non-residential buildings.

Similarly, the fee for regularization of unauthorized buildings in municipal corporation, development authority, IADA, NAC, municipal area will be Rs 100 per square meter for residential and Rs 150 per square meter for non-residential.(Input-PTI)
